Las Vegas homeowner’s associations and Multi family properties have turned to On Time Landscaping since 2008 as a landscaper that they can trust for honest answers and hard work. We have a C10 Nevada contractors license in addition to a C6 license from the Nevada Department of Agriculture that is the license that allows us to advertise, include in bids and contracts and spray herbicides at HOAs. Many of our competitors do not have that license.
are common items in landscape maintenance contracts.
These is more to landscape maintenance and plant health that can positively affect property values and reduce costs. I have compiled some quotes and ideas on a page on our website for people to look with the hope it opens the lines of communication since many others do not talk about many of these items.
Proper licensing is important to many property owners, managers and their insurance companies. There used to be a limited exemption in Nevada that allowed landscaper contractors with a C10 license to spray certain herbicides using backpack sprayers, but that exemption went away in 2017. The license that is generally needed in the C6 license from the Nevada Department of Agriculture (NDA).
Since there are a number of laws pertaining to this topic, I have a page on our website that lists them as well as a link to a flyer from the NDA and a list of who is licensed.
Many landscape maintenance contracts include a month irrigation checks. If a system is checked today and a leak starts tomorrow; the month of wasted water and possible fines can be very costly and does not need to continue. We have used devices at customers properties that when not normal water use is detected it sends notifications to me and other people about a potential leak in nearly real time and in turn a technician could be dispatched. Many leaks happen “after” irrigation valves in black poly or emitter heads. Since we knew what zone / station / valves were supposed to be on at that time it allows us to narrow down the area we had to look for a leak which saved time and money.
The anticipated mature size of bushes is rarely taken into consideration when bushes are chosen or where they are planted. This usually starts the expensive cycle of hedge trimming. DO YOU SEE ANY ISSUES IN THESE PHOTOS?
1.What happens when cars are parked in the parking spots or tenants and customers are going in and out of doors or the vehicles or doors?
2.What happens when the wind picks up before trimmings are picked up?
3.In 2024, Las Vegas had a record breaking 112 days with temperatures reaching or exceeding 100 degrees. There are laws governing “quiet times”. Balancing employee health and productivity, noise and inconvenience.
Common verbiage in many landscaping bids and contracts include: neat and trim, and at the managers discretion. These and similar phrases leave a lot to be desired.

If you do what you’ve always done, you’ll get what you’ve always gotten.
Change is inevitable, and the disruption it causes often brings both inconvenience and opportunity.
The bitterness of poor quality remains long after the sweetness of low price is forgotten.
When you look at the possibilities instead of the problems, the future is filled with endless opportunities
Don't wait, the time will never be just right.
The most dangerous phrase in the language is we've always done it that way.
Just because something has always been done a certain way does not necessarily mean it's the best way, or the correct way...
